The film producer’s grand mansion at 78 Kambala Rd, Bellevue Hill has a Hollywood-style pool.


Award-winning film producer Warwick Ross whose first big break was the 1980 classic The Blue Lagoon is set to launch his stunning Bellevue Hill mansion for sale in a mega international campaign.

McGrath Double Bay’s Luke Hogan and William Manning already have interest in the six-bedroom residence at 78 Kambala Rd at $50m, with two buyers keen.

The duo will launch the property globally next week to a local and international audience through their partnership with Knight Frank and their private office networks in New York, Singapore, London, Monaco, Dubai and Hong Kong.

Ross was a production assistant in the Brooke Shields film and went on to produce the Yahoo Serious comedies Young Einstein, Reckless Kelly and Mr Accident.

Warwick and his wife, Margot, a former journalist and legal correspondent with the Financial Review, have owned the Kambala Rd home, which has iconic harbour views, since 1996 when it was purchased for $3.27m.

Soon after, they did a major restoration and renovation of the grand home on a 1567sqm block — including adding the Hollywood-style pool — and the garage with studio above in 2008.

Now, with their focus increasingly on their winery, Portsea Estate on Victoria’s Mornington Peninsula, they’ve opted to list the Bellevue Hill property.

Hogan expects the residence, with its impeccable gardens, pool, level lawns and vast terraces with views over the harbour, Bridge and Opera House, to be popular.

The interiors are also impressive, with stately reception rooms, a magnificent staircase, crystal chandeliers and arched French doors.

The kitchen comes with marble benches, Scholtes ovens and a Gaggenau gas stovetop while an opulent main suite with dressing room, ensuite and study opens to a terrace with harbour views..

There’s also luxurious guest accommodation plus an au-pair suite and a triple garage with guest parking.

Warwick was born and educated in Hong Kong and moved to Australia as a teenager.

He worked on the Brooke Shields hit The Blue Lagoon straight out of the prestigious film school at the University of Southern California before notching up Aussie feature film credits, including Roadgames; Squizzy Taylor and The Return of Captain Invincible.

His involvement in the Yahoo Serious comedies in the mid 1980s and early 1990s propelled him to further national and international success.

Young Einstein was the most successful film Warner Bros and Village Roadshow had ever released in Australia to that point.

Then in 2013 his cinema documentary Red Obsession, featuring Russell Crowe and exploring the rise of China against the backdrop of France’s most famous wines, won two Australian Academy Awards (AACTA) for best documentary film and director.

His 2021 feature documentary Blind Ambition, about four Zimbabwean refugees who form their country’s first ever team to challenge for the coveted title of World Wine Tasting Champions, won Robert de Niro’s prestigeous TriBeCa Film Festival in New York.
