The Newtown property at 12 Alice Avenue had undergone a minor refresh, but no major renovations, demonstrating the value of a well-presented home in a desirable location.

But selling agent Kate Ferrante from Adrian William Real Estate said there was another crucial factor behind the strong result. She spoke with realestate.com.au to unpack what made this home sell.
The property: A two-bedroom, one-bathroom, one-car space house at 12 Alice Avenue, Newtown, NSW 2042. It sold at auction for $1,840,000 on 16 September 2025.
Built in 1910 and set on a 158sqm block, the semi-detached home is filled with period charm and boasts a versatile garden studio, all within steps to the bustling, restaurant-filled King Street and Marrickville Metro.

Suburb snapshot: The median price for a two-bedroom home in Newtown was $1,650,000 in August, according to PropTrack data.
Newtown’s median house price has risen 9.1% in the past 12 months to $1,910,000 million. Units have jumped 7.4% to $838,000.
What is the most interesting thing about this sale?
Two things stood out to us: the shortage of stock at the time and the rare advantage of off-street parking. Both major value drivers in competitive Newtown.
How long was the property on the market?
The home was on the market for just 12 days before selling under the hammer. In comparison, realestate.com.au average days on market is 41 days.
What was the initial feedback you received from potential buyers?
Early feedback focused on the lounge area feeling small but buyers consistently remarked on the property’s attractive facade and overall presentation. Initial price expectations circled around the $1.6–$1.7 million range.
Did you use the previous sale price as a point of reference when speaking to potential buyers?
We were completely transparent about the property’s history, including the previous sale price and the vendors’ reasons for moving. Our focus, though, was on highlighting the current value of the home, the improvements made, and the strength of the local market.
What did the “refresh” the owners completed entail?
The owners invested in meaningful upgrades: a new kitchen and decking to maximise the backyard.

Ahead of the campaign, we also refreshed the interiors with new carpet in the bedrooms and a full repaint, ensuring the property presented at its absolute best.
How do you think it contributed to the final sale price?
The property was truly turnkey: modern, low-maintenance and located in a desirable street. Buyers could walk in with nothing to spend, which is a strong driver of competitive bidding at auction.

It was certainly a standout result.

Considering the vendors purchased the home for $1.34 million in 2023, achieving $1.84 million within such a short timeframe highlights both the strength of the Newtown market and the quality of the presentation.
What kind of buyers were you seeing at the open homes?
We mainly saw interest from couples and young families already living in or around the local area. Buyers who recognised the lifestyle and convenience the property offered.
How many parties registered to bid or made an offer?
We had three serious parties in play prior to auction, each competing strongly for the home.
Any future predictions for the area?
I’d say this result reflects the strong demand we’re seeing in Newtown right now. Homes with two bedrooms, good land size and the rare advantage of parking, consistently attract strong competition.
